Building materials supplier is first tenant at big San Marcos industrial park

A big industrial park between Austin and San Antonio has nabbed its first tenant.

US LBM LLC has leased 95,000 square feet at the 100-acre McCarty Park at 1600 E. McCarty Lane in the development that was built by Oklahoma City-based Olive Cos., according to Morris Green of KBC Advisors, which is handling leasing the park.

The development has about 344,000 square feet in its first phase and is expected to have 768,500 square feet total maximum at full buildout after a 51-acre second phase.

Atlanta-based US LBM bills itself as one of the largest privately owned distributors of specialty building materials in the United States. Its portfolio includes specialty products like windows, doors, millwork, wallboard, roofing, siding and cabinetry. It has more than 450 locations in the United States, including area locations in Austin, Elgin, Liberty Hill, Hutto, Taylor, Pflugerville and Marble Falls.

It has ranked in the past among Forbes' list of largest private companies and on the Inc. 5000 list of fastest-growing privately held companies.

Other details about the site were not immediately clear. Representatives from the company said last month they would share additional information but had not done so, as of Feb. 11.

Representatives from Olive Companies – which boasts a portfolio of 17 manufacturing and distribution facilities across the country – did not respond to a request for comment.

KBC's Morgan McMahen and Green are handling the leasing on the site. CBRE Inc.'s Darryl Dadon and Olivia Reed represented the landlord on the transaction.

The move represents another big industrial tenant slated for San Marcos, which is between Austin and San Antonio. The city is about 30 miles south of Austin and has a population nearing 75,000 people, while Texas State has an enrollment of more than 40,000 students.

It is home to a number of manufacturers and industrial tenants, including Amazon.com Inc., Noveon Magnetics Inc. and CFAN Co. and is now being targeted by data center projects, entertainment venues, mixed-use projects and grocery stores.
