LOCKHART, Texas – RealCold, a national leader in temperature-controlled logistics, marked the grand opening of its new 312,000-square-foot cold storage facility in Lockhart on Thursday, drawing local officials, economic development leaders, and company executives to celebrate the milestone.
The facility, RealCold’s first ground-up development, will serve as one of the company’s flagship locations and is expected to bring more than 100 jobs to the region.
Standing before community leaders and stakeholders, Ivan Karpov, Vice President of Real Estate Fund Management at Related Companies (RFM), reflected on the company’s journey to Central Texas.
“Standing here today fulfills a vision we began about two years ago,” Karpov said. “We had an idea to build a cold storage facility somewhere between San Antonio and Austin—not knowing exactly where or how. Two years later, seeing this building come to life is emotional. It’s the first facility we’ve developed for RealCold, and we’re hopeful it’s the first of many in Lockhart.”
Karpov credited the City of Lockhart, Caldwell County officials, and the Hays Caldwell Economic Development Partnership (HCEDP) for their early support and guidance.
“I’m excited to continue building on this land, and hopefully even more across the region, in partnership with the Hays Caldwell Economic Development Partnership,” he added. “Thank you for the initial outreach and for guiding us through the process—through incentives, entitlements, and approvals.”
He expressed appreciation for the community’s openness and efficiency throughout the development process.
“I’m extremely grateful for how easy, efficient, and frankly, how nice everyone has been,” Karpov said. “Working hand-in-hand to develop what I believe is the largest project in Lockhart to date has been a remarkable experience.”
RealCold Chief Operating Officer Tom Musgrave emphasized the project’s significance for the company and the broader region.
“This is one of our two flagship facilities, and the first we’ve built from the ground up,” Musgrave said. “We’re proud to have delivered it on time and within budget. This 312,000-square-foot building includes approximately 38,000 pallet positions and ranks among the best in the country.”
Musgrave noted the building’s flexible design, which allows it to serve a variety of customer needs and supports potential future expansions in transportation and logistics.
“We’re excited about the local workforce. Our leadership team is already in place, and we’re more than open for business,” he added.
Caldwell County Judge Hoppy Haden recalled his early conversations with RealCold, acknowledging the vision and perseverance it took to bring the project to life.
“Two years ago, they came into my office, and I was still trying to wrap my head around what they were proposing,” Haden said. “What they’ve accomplished—especially through the rain and mud—is impressive. We’re thrilled they’re here and look forward to what’s ahead.”
Lockhart Mayor Lew White welcomed RealCold and underscored how the company’s values align with the city’s vision.
“This new facility is more than just steel and concrete—it’s a promise of opportunity,” White said. “It brings new jobs for our residents, new revenue for our community, and a stronger foundation for growth. RealCold’s decision to plant roots in Lockhart reflects our growing reputation as a place where businesses can thrive, and families can grow.”
Holly Malish, Executive Director of the Lockhart Economic Development Corporation, called the opening a win for the entire region.
“Today represents more than a grand opening—it reflects a vision and a deep confidence in Lockhart’s economy that will benefit generations to come,” Malish said. “We’re opening doors for families, students, career changers, and future leaders.”
The Lockhart facility is now operational, with its first product deliveries expected next week.
